Profitability and Bookings

Our commission is calculated based on the net reservation amount, (the total paid by the guest minus the platform commission and cleaning costs).

Example:

  • Total reservation: 1.000 €
  • Platform commission (approx. 15%): -150 €
  • Cleaning cost: -80 €
  • Net base: 770 €
  • Management commission (20% on €770): 154 € + VAT

No. The cleaning cost is paid by the guest and you receive it in your account along with the reservation amount. Later, we charge you exactly the same amount for cleaning services, so it doesn’t cost you anything.

Reservation payments are received directly from booking platforms (Airbnb, Booking.com, etc.), ensuring full transparency. We then invoice our commission at the end of each month.

Our app allows you to access all information about your property in real-time: income, bookings, occupancy rates, upcoming stays, and financial performance.

Your property will be listed on major vacation rental platforms, like Airbnb, Booking.com, Expedia, among others, as well as our own booking engine to ensure maximum visibility.

We use a dynamic pricing, system that adjusts rates based on multiple factors such as:

  • High/low seasons.
  • Events in the city.
  • Competitor demand and occupancy rates.
  • Market trend analysis.

This allows us to maximize income without compromising occupancy.

We work with secure payment systems and recognized platforms that ensure:

  • Payments are secured before guest arrival.
  • Security deposits protect your property.
  • Incident management for cancellations or non-payments.

The publication timeline depends on the apartment’s condition but typically takes 7 y 10 days after:

  1. Conducting a professional photography session.
  2. Publishing listings on platforms and configuring availability.
  3. Activating pricing strategies and promotions for initial bookings.
Guest Experience & Security

We screen guests before accepting reservations and manage security deposits to minimize risks. We also report guest data to authorities as required by current regulations.

In the unlikely event this occurs (e.g., noise complaints, damage, overcrowding), we follow these steps:

  1. Initial warning via call or message.
  2. 2. Financial penalties or immediate cancellation of stay for severe cases.
  3. Retention of security deposit if there’s damage involved.
  4. Reporting on platforms to prevent future bookings from said guest.
  • Professional cleaning with hotel standards.

Operations & Maintenance

We cover basic maintenance at no labor cost, (e.g., door adjustments, bulb replacements, air filter cleaning). Materials are not included.

For more complex repairs, we provide a detailed budget for your approval before proceeding with specialized technicians.

If a guest cancels, we apply cancellation policies to minimize the impact on profitability. In case of technical issues, we manage them with:

  • Urgent repairs.
  • Guest relocation if necessary.
  • Controlled compensation to avoid negative reviews.
Terms and flexibility

Yes, but only 6 months. We want you to see how we work without long-term commitments. If after this time you decide to continue with us, it will be because you truly value our management.

Absolutely! You can block dates in the calendar through our app or notify us so we can reserve the days you need.

It’s very simple. You just need to contact our team, sign the contract, and we’ll take care of everything: preparing listings, optimizing prices, and getting your property ready to start generating income.
